Wishing all our neighbors in the Rainbow Hills Estates community a joyful holiday season! We encourage you to take an evening or nighttime stroll over the next few weeks, to soak in the festive lights and radiant beauty throughout our community, thanks to the efforts of our homeowners!
To those who missed our annual neighborhood picnic this year, we regret that it was canceled due to the back-to-back hurricanes that impacted our area. The extensive cleanup efforts, though time-consuming, have left us grateful to see our community restored. This did, however, impact the timing for our annual picnic.
However, because of this, we are planning on having a “Sunset Celebration” to welcome the New Year! We’re finalizing the date for early 2025 (January or February). We plan to meet late afternoon , to serve an assortment of delicious Hors d'oeuvres along with beverages. We also encourage all of those inspirited, to bring one of your favorite dishes to share. Children are warmly welcome! Feel free to bring a chair for comfort, and if you’d like, bring along your favorite beverages to enjoy. We look forward to celebrating together! We have a beautiful view of the sun setting most evenings.
We're also planning some fun by having a 50/50 Raffle, which could win you half the pot! Tickets will be only $1.00 each, and you can buy as many as you'd like for a chance to win. We may also have a Gift Basket! All proceeds will go toward supporting our HOA funds.
Finally, we want to express our heartfelt appreciation to all our neighbors in Rainbow Hills Estates for the care and dedication you put into maintaining and enhancing the beauty of your properties. Thanks to your efforts, our neighborhood continues to thrive and maintain its property values, benefiting us all.

As we embark on a new year together, we're eagerly anticipating an exciting time filled with collaboration and community spirit.
In opening up our first Newsletter for the Year, it's important to highlight the significant role that membership dues play in covering essential community costs. The

It allows the homeowners' association to fulfill its responsibilities and provide various services and amenities to the residents

This being our first Newsletter for the Year, it's important to highlight the significant role that membership dues play in covering essential Community costs. The financial contributions from members are crucial for maintaining the well-being of our Community. It allows the homeowners' association to fulfill its responsibilities and provide various services and amenities to the residents.
It's worth emphasizing that the minimal membership dues are the backbone of your Community's financial stability, ensuring the necessary expenses. Your support directly determines the longevity of your HOA.
Your membership dues are used for:
- State Yearly Report (HOA state registration fee): required by the state for Homeowners' Associations (HOAs) to maintain their legal status and comply with state regulations.
- Leases and Fees: Annual Lease payments to Hernando County for use of Amber Lane and Pot of Gold Road. Annual fee for
- Community Web site (very minimal)
- Welcome Gifts, Cards, and/or Flowers: Allocated funds for welcoming new Community members and expressing condolences or support during times of sickness or death. This is where we count on you to inform a board member of any one in need of support.
- Maintenance of Grounds on Amber Lane and Main Entrance: The funds are used for general upkeep and landscaping, which involves the maintenance and care of the Community's entrance signs. The purchase and repair of solar lights at entrance walls.
- Picnics, Yard Sales and Supplies: Budget for organizing Community picnics, yard sales and providing necessary supplies
- Printing: Newsletters, notices
- Office supplies: paper, envelopes, simple supplies
- Food and supplies: for picnics such as drinks, paper goods, food items, table coverings, along with donations
This notice emphasizes the importance of supporting the Homeowners Association (HOA) financially and actively to maintain the community's well-being. Remember, not only does your dues of $40.00 a year, support the operation of your HOA, the most important reason to support your HOA is that you can be assured that your elected officials are looking out to protect your property values, keep our Community clean, safe, and to promote respect and concern for all residents. This is the goal of your board, to uphold these things and act upon your wishes and our Deed Restrictions only. Without your help and support, we will lose our HOA and the results will definitely hurt all of us, and our Community as we know it. Enclosed is an envelope addressed to your Treasurer. If you haven’t paid ……. Please send your payment to her, or put into mail drop off in the front of her home, or put into mail box on inside wall of our entrance off County Line Rd.
While membership dues cover essential costs, volunteer efforts often enhance the Community in ways that go beyond financial contributions. The combination of financial support and volunteerism creates a collaborative and thriving Community environment. Recognizing and appreciating both forms of contribution can foster a positive and supportive Community atmosphere

Dear Neighbors,
We would like to share some highlights and updates from our recent HOA meeting held at Laura's lovely home last month. First and foremost, a heartfelt thank you to Laura for graciously hosting the meeting and treating us to a delightful fruit and cheese charcuterie board.
Our new President, Kimberly Hudson, started off the meeting by summarizing the board's activities from the January and February meetings. One of the primary discussions revolved around improving Community engagement, starting with notifications for future meetings. For those who were unable to attend, you were missed. If you have any suggestions for more effective notification methods, we would greatly appreciate your input.
Exciting news! Our neighborhood's new website, approved by both the board and Community HOA vote. The web site will be going live soon, it will serve as a valuable resource for the Community. The board is also pleased to announce the HOA now has an email address: Rainbow.Hills.Estates@outlook.com Another important agenda item was obtaining a debit card for HOA bill payments, streamlining our financial processes. Additionally, discussions were initiated regarding the lease of Pot of Gold Road and Amber Lane (where we have our Community picnics) with Hernando County. Looking into obtaining Liability Insurance for these two areas as required by Hernando County. This topic is currently tabled until we gather more information from Hernando County.
To end on a lighter note, we have scheduled our Community Yard Sale for Friday May 3rd and Saturday May 4th.
Your involvement and ideas are vital to the success of our Community initiatives. If you have any thoughts or suggestions, please don't hesitate to share them. Let's continue working together to make Rainbow Hill Estates an even better place to call home.
